New Construction
From Bare Dirt to Done.
Ground-up residential and light commercial construction across southeastern North Carolina, run start to finish by a builder with 25 years on job sites.

A new build is a thousand decisions in the right order. Site prep, foundation, framing, dry-in, mechanicals, insulation, finishes, and every inspection in between. When the builder knows the sequence cold, the project moves. When he does not, you pay for the education.
Richard grew up in construction and has spent 25 years running builds. The North Group takes on ground-up projects at a pace that lets him be on the site, not managing a spreadsheet of subcontractors from a truck two counties away.
What We Build From the Ground Up
- Single-family homes. Spec-quality builds and personal residences on your lot, framed and finished to a standard the inspectors do not have to think twice about. For a fully personal design process, see custom home building.
- Garages and workshops. Detached garages, shops, and pole-frame structures with real foundations, power, and clearances sized for the equipment actually going inside.
- Additions with new foundations. Room additions and second stories built as new construction tied into existing structure, matched roofline to roofline.
- Light commercial structures. Small retail, office, and storage buildings, coordinated alongside our commercial remodeling work.
- Site work coordination. Clearing, grading, drainage, and driveway installation, sequenced with the foundation schedule instead of fighting it.
- Full weather shell and dry-in. Storm-rated framing details, wrapped and flashed openings, and roofing installed by the same crews that run our roof replacement projects.
Building for This Climate
Southeastern North Carolina construction has to answer to wind, rain, and humidity that other regions do not see. Hurricane strapping, elevated foundations where the flood maps say so, drainage that assumes ten inches of rain in a weekend, and ventilation that handles ninety-percent-humidity summers. These are not upgrades here. They are the baseline.
We build to that baseline because we have repaired the houses that were not built to it. A quarter century of storm repair work around the Lumber River teaches you exactly which details fail first.
How a Build Runs With Us
Pre-construction is where the budget is won: a real site evaluation, a defined specification, and a schedule with the inspection milestones built in. During the build you get direct communication from Richard, not a portal that nobody updates.
Look at completed work in the gallery, then bring your lot or your plans to a free consultation. If your project needs an engineer or surveyor first, we will tell you that up front.
Three Builds on Our Board
The family homeplace build.
A house on land the family already owns, sized for real life instead of resale theory. Septic evaluation, well coordination, and a floor plan built around the oak worth keeping.
The shop that outgrew the shed.
A real workshop with slab, power, height, and doors sized for the equipment. Half our shop clients wish they had built it five years sooner.
The small commercial building.
An office or retail structure for an owner tired of renting. Ground-up on a modest footprint, built to lease-back standards with the parking and accessibility items handled from the start.
And if you are comparing building against buying in this market, you are not alone. Around here the resale inventory is thin and the good lots are still reachable, which tilts the math toward building more often than people expect. We will walk that comparison with you honestly, including the timelines, because a build is only right when it is right for your situation.
New Construction Questions, Answered
How long does a new build take?
A detached garage or workshop runs two to three months. A single-family home typically runs seven to twelve months from permit to certificate of occupancy depending on size and weather. You get a milestone schedule in the proposal, not a guess.
Do you build on my lot?
Yes. Most of our new construction is on land the owner already has, whether that is a city lot in Lumberton or acreage out in the county. We evaluate access, utilities, soil, and flood zone status before pricing the build.
Are you licensed for new construction in North Carolina?
Yes. North Carolina requires a licensed general contractor for building projects over the state threshold, and we carry the license and full liability coverage. Verification is available before you sign anything.
What about septic and well properties?
Common out here and completely workable. Septic requires a soil evaluation and permit through the county health department, and we coordinate that along with well placement clearances as part of pre-construction. Call (910) 785-9253 before you buy land if you want a read on buildability.
How do payments work on a new build?
Draws tied to completed milestones: foundation, dry-in, mechanical rough, finishes. You always see the work before the draw. It keeps both sides honest and it is how we have done it for 25 years.
Do you build from stock plans?
Yes, and we adapt them honestly. A stock plan drawn for Colorado needs its foundation, ventilation, and wind detailing rethought for the coastal plain. We review any plan you bring for buildability here before you commit money to it.
What inspections happen during a new build?
Footing, foundation, framing, plumbing, electrical, mechanical, insulation, and final, at minimum, through the county inspections office. We schedule them as milestones and you see every green tag. Inspections are the cheapest quality control on earth and we treat them that way.
Can you give a fixed price for a new build?
Yes, on a defined specification. The proposal names materials, finishes, and allowances line by line, and the price holds unless you change the spec or the ground hides something a soil test could not see. Open-ended cost-plus builds have their place, but most families sleep better with a number.
The Value of a Builder Who Repairs
Half of The North Group’s history is repair work: opening up other people’s construction after storms, leaks, and failures. That education is priceless for a builder. When you have spent decades seeing exactly where water got in, where framing moved, and which details failed at year fifteen, you stop building those details into new work.
New construction with us reflects that bias everywhere: flashing that assumes wind-driven rain, mechanical layouts a service tech can actually reach, and a shell that treats humidity as the permanent local condition it is.
