A commercial roof leak is not a home repair with a bigger ladder. Water on a sales floor closes registers, water in a server room ends worse, and a slow drip over inventory quietly costs more than the roof itself. Response time and diagnosis quality are the whole game.

The North Group repairs commercial low-slope and metal systems across the Lumberton area: TPO and EPDM membranes, modified bitumen, and standing-seam metal. Twenty-five years of construction means we also understand what is under the roof, which is where half of commercial leaks actually start.

Commercial Repairs We Handle

  • Membrane repairs. TPO and EPDM seam failures, punctures, and shrinkage bridging repaired with manufacturer-compatible materials and methods, not a bucket of mastic over the symptom.
  • Flashing and penetration repair. Curbs, pipes, HVAC penetrations, and parapet terminations. The overwhelming majority of low-slope leaks live at a detail, not in the field of the roof.
  • Metal roof repair. Fastener back-out, panel seam failures, rust remediation, and end-lap resealing on standing-seam and screw-down systems.
  • Ponding and drainage correction. Clearing and correcting scuppers, interior drains, and low areas where standing water is aging the membrane on an accelerated clock.
  • Storm response and temporary protection. Emergency dry-in after wind or hail so the business keeps operating, then permanent repair on a documented scope. Claim-grade documentation runs through our commercial insurance roofing process.
  • Leak investigation with reporting. Moisture tracing, core checks where warranted, and a written condition report with photos. You get evidence, not a shrug and a sales pitch.

Repair Decisions With an Owner’s Math

Not every aging roof needs replacement this year, and not every leak justifies a patch. We give you the repair-versus-replace math the way a building owner needs it: current condition, realistic remaining life, cost per year of each path, and what a manufacturer-backed system would change. When replacement is the answer, our commercial warranty roofing page covers how we install for coverage that holds.

Local, Fast, and Documented

We serve commercial buildings in Lumberton, Fayetteville, and across the region: retail, offices, churches, shops, and light industrial. Repairs get photographed before and after, which your insurance file and your next roof consultant will both thank you for.

Send the leak location and photos through the contact page or call (910) 785-9253. Project examples are in the gallery.

Three Commercial Calls We Answered

The retail leak over the register line.

Traced to a failed curb flashing at a rooftop unit, repaired after hours with membrane-compatible materials, documented for the owner’s file. The store never closed.

The church with the ponding valley.

Standing water aging the membrane over the fellowship hall. Drainage corrected, membrane repaired, and a maintenance schedule set so the next problem gets caught at inspection size.

The warehouse fastener pattern.

A screw-down metal roof backing its fasteners out on schedule. Re-secured with oversized fasteners and sealed laps, buying the owner years while replacement gets budgeted properly.

If you manage the building rather than own it, we make you look good: fast documented response, photos the owner can see the same week, and invoices that match the scope that was approved. Property managers are half our commercial repair calls, and repeat ones are most of that half.

Commercial Roof Repair Questions, Answered

How fast can you respond to a commercial roof leak?

Active leaks over operating space get priority scheduling, typically within one to two business days in our service area, faster after storms when we run extended crews. Temporary protection goes on first, permanent repair follows on a written scope.

Can you repair my roof without voiding its warranty?

If your membrane is under a manufacturer warranty, repairs must use compatible materials and methods, and sometimes the manufacturer must be notified. We check the warranty status first and repair accordingly, so a fix today does not cost you coverage tomorrow.

Why does my flat roof keep leaking in the same spot?

Recurring leaks usually mean the repair keeps chasing the symptom: water travels along the deck and shows up away from the entry point, and ponding areas re-open patches as the membrane flexes. We trace to the actual entry, fix the detail, and address the ponding that keeps stressing it.

Do you work around business hours?

Yes. Loud or disruptive phases can be scheduled early, after close, or in sections so the business keeps running. Tell us the operating constraints and we will build the repair plan around them.

Should this be an insurance claim?

If the damage traces to a storm event, possibly. We document what we find with dates and photos and give you a straight recommendation before you involve the carrier. The claim process itself is covered under commercial insurance roofing.

Can you set up a maintenance program for our building?

Yes. Scheduled inspections in spring and fall plus after named storms, with drains cleared, details checked, and a photo report each visit. It is the cheapest way to own a flat roof, and most manufacturer warranties quietly require something like it.

Our HVAC contractor cut the roof. Who fixes that?

We do, with membrane-compatible materials, and if the roof is under warranty we handle the manufacturer notification so the trade damage does not void coverage. Put a roof-penetration protocol in your vendor rules and this stops happening, and we can help you write one.

How much roof life does a good repair program actually buy?

On a structurally sound low-slope roof, disciplined repairs and maintenance routinely stretch service life twenty to forty percent past what a neglected identical roof gets. On a six-figure replacement, those extra years are the highest-return money an owner spends on the building.

An Owner’s File, Not Just a Fix

Commercial buildings change managers, tenants, insurers, and sometimes owners, and the roof’s history usually gets lost in every handoff. Our repairs leave a paper trail on purpose: dated photos, a condition summary, and a record of exactly what was done where. Five years from now, that file answers questions that would otherwise cost you a consultant.

It also compounds. Buildings we service repeatedly get a running condition history, which turns replacement planning from a guess into a budget line you saw coming three years out.
