A custom home is the opposite of a subdivision product. Nothing is decided until you decide it: the floor plan, the ceiling heights, the window placement that catches the evening light, the mudroom sized for your actual family. That freedom is the point, and it is also why the builder matters more than on any other project.
The North Group builds a small number of custom homes at a time, deliberately. Richard walks the framing with you, catches the change you want while it is still a pencil line instead of a demolition, and stays the single point of accountability from the first site visit to the keys.

- Design development with you. We work from your architect’s drawings or develop plans with you from scratch, pressure-testing the layout against how you actually live before anything is priced.
- Site-driven placement. Orientation for light and breeze, driveway logic, drainage, septic and well placement where applicable, and preserving the trees worth preserving.
- Structural quality you can see. Storm-rated framing, engineered spans that keep floors quiet, and a weather shell detailed for coastal-plain rain and humidity.
- Finish selection without overwhelm. A structured selection schedule with real allowances, so choices land on time and the budget stays visible instead of dissolving into upgrades.
- Systems designed for the house. HVAC sized by load calculation, water heating matched to the household, and wiring planned for how the rooms will actually be used.
- One builder, whole project. Foundation, framing, roof, mechanicals, and finishes coordinated by the same person, with the same crews we use across our new construction work.

Most of our custom builds go on family land or acreage the owners searched years for, from Robeson County farmland to wooded lots toward Pinehurst. A house designed for its specific site simply lives better: the porch faces the right way, the water goes where it should, and the rooms you use most get the best of the light.
We evaluate the site before design gets far, because soil, flood zone, and utility realities should shape the plan, not surprise it.

Custom Home Building Questions, Answered
How long does a custom home take?
Plan on three to six months of design and pre-construction, then eight to fourteen months of building depending on size and complexity. It is a long road and we tell you that honestly on day one, along with a milestone schedule you can hold us to.
Do I need my own architect?
Not always. Simpler plans we can develop together with a designer. Complex or engineered designs need an architect, and we work smoothly from their drawings. Either way, we review buildability and cost before drawings get finalized.
Can you build on family land outside city limits?
Yes, and much of our work is exactly that. County builds involve septic evaluation, well drilling coordination, and sometimes address creation for a new drive. We have run that process many times. Call (910) 785-9253 to talk through your land.
How do you keep a custom build on budget?
Real allowances written into the contract, selections scheduled early, and change orders priced in writing before work happens. The budget conversations happen while they are still cheap.
What makes The North Group different from a production builder?
A production builder sells you a plan they have built two hundred times. We build your plan once, with the owner on site, at a standard we are willing to put 25 years of reputation behind. Different product entirely.
How much land do I need for a custom build?
Inside city limits, a standard lot works if setbacks allow the footprint. In the county, septic is usually the constraint: the soil evaluation determines the drain field area, which effectively sets your minimum. We evaluate before you buy whenever possible.
Can we do some work ourselves to save money?
Sometimes, with clear boundaries. Owners commonly take painting or final landscaping. Anything structural, mechanical, or inspected stays with licensed trades, both for code and because the schedule cannot hinge on weekends. We define owner scope in the contract so it helps instead of hurts.
What should we have ready before our first meeting?
The land details if you have them, a realistic budget range you are comfortable saying out loud, and whatever pictures or lists capture what you want. That is enough. The first conversation is about whether the vision and the budget can meet, and we will tell you honestly where they stand.
Decisions Made Once, Correctly
The custom build process fails when decisions get made three times: once on paper, once when the buyer sees it framed, and once more after move-in. Our design development phase exists to make the second and third rounds unnecessary. We walk you through the plan at full scale, on the slab, before drywall makes changes expensive.
The result is a build with almost no backtracking, which is where custom budgets usually bleed. Change orders on our custom homes are rare enough that clients comment on it.
