Pinehurst roofs work under a canopy. The longleaf pines that make the Village what it is drop needles all year, and every one of them lands somewhere. Straw packs into valleys, mats behind chimneys, and fills gutters until water backs up under the first course of shingles instead of running off the edge. A roof in an open Sandhills field and a roof forty feet under pine on a golf-course lot are not the same roof, and they do not age the same way.

Shade is the second half of that story. North-facing slopes under heavy canopy stay damp for hours after the sun has dried everything else, and that is where the dark algae streaking shows up first. It is cosmetic at the start. Left alone under a constant needle load, it becomes moss holding moisture against the mat. What a Pinehurst Replacement Includes

  • Full tear-off and deck inspection. Old roofing comes off, decking gets walked and probed, soft sheathing gets replaced. Under a heavy pine canopy the rot usually hides in valleys and along the eave, exactly where trapped straw held water. We never lay new shingles over old ones.
  • Synthetic underlayment across the whole deck. The secondary water barrier. Felt meets code; synthetic holds up better over the life of a roof in this climate and stays intact if a wind event strips shingles before we get back out.

  • Flashing rebuilt, not reused. Step flashing at walls, counter flashing at chimneys, new valley metal, new pipe boots. Roofs almost never fail in the middle of a slope. They fail at a transition somebody rushed.
  • Drainage that accounts for needles. Gutter and drip-edge details set up so straw sheds instead of damming, plus a straight conversation about how often your particular tree cover means clearing them.

Wind Off the Sandhills

Pinehurst is inland, and that saves it from surge and the worst coastal gusts. It does not save it from hurricane remnants. Systems that come ashore near Wilmington or track up from the south weaken as they cross Robeson and Cumberland counties, then arrive over Moore County as long bands of soaking rain with gusts strong enough to matter. Add the pines. A limb coming down through a shaded slope in a remnant band does more damage in ten seconds than a decade of ordinary weather.

Two build details answer for most of it. First, the nailing pattern: we install to the manufacturer’s high-wind schedule rather than the four-nail minimum, because six correctly placed fasteners in the nail line is the difference between a shingle that stays and a shingle that folds back. Second, the underlayment: full synthetic coverage means that when a limb does take out a section, the water has a barrier to fight rather than bare decking. Neither detail is visible from the driveway. Both are what you are actually paying for.

When a Whole Neighborhood Ages Out at Once

A lot of Pinehurst housing stock went up through the 1980s and 1990s, whole golf-course neighborhoods built within a few years of each other. Those roofs were installed at the same time, in the same conditions, with the same materials, and they are reaching the end of their service life at the same time. That is why one street can go from nothing to four dumpsters in a season.

The practical upside is planning. Do pine needles really shorten a roof’s life in Pinehurst?
