ADU Construction
A Second Address in Your Own Backyard.

Accessory dwelling units across southeastern North Carolina: backyard cottages, garage conversions, and in-law suites, taken from zoning question to move-in ready.

An accessory dwelling unit is a real house, small. It needs a foundation, a full weather shell, plumbing, power, HVAC, and a kitchen and bath that pass the same inspections as any dwelling. The difference between an ADU and a shed with drywall is everything we do.

Demand for ADUs around here is practical: aging parents who need to be close but independent, adult kids saving for their own place, and rental income in a market where housing near Fayetteville and Fort Liberty stays tight. Richard builds them like the standalone homes they legally are.

ADU Types We Build

  • Detached backyard cottages. Ground-up small homes from foundation to finish, using the same new construction practices as a full-size build: engineered foundation, proper framing, full utility connections.
  • Garage conversions. Turning an existing garage into a legal dwelling: insulation upgrades, window and egress additions, plumbing rough-in, and separate HVAC. Usually the fastest path to a livable unit.
  • Attached in-law suites. Additions with a private entrance, kitchenette, and accessible bath, tied into the main house structure and systems correctly.
  • Above-garage apartments. Structural evaluation of the existing garage, upgraded framing where needed, and a full dwelling upstairs with sound isolation between uses.
  • Utility and site work. Water and sewer taps or septic evaluation, electrical service decisions between a subpanel and separate meter, and driveways or paths that make the unit actually usable.

Zoning and Permits, Handled

ADU rules vary by jurisdiction around here, and they change. Setbacks, maximum square footage, owner-occupancy requirements, and parking rules all depend on whether you are inside city limits in Lumberton or Fayetteville or out in the county. We check what your parcel allows before you spend money on plans.

Then we run the full permit package: site plan, construction drawings, trade permits, and inspections. You get a dwelling with a certificate of occupancy, which is what makes it rentable and insurable, not an outbuilding with a mattress in it.

Small Buildings, Full Standards

A 600-square-foot cottage still gets storm-rated framing, flashed openings, real ventilation, and mechanicals sized for the space. Small buildings actually punish shortcuts faster, because every system is close to every other system.

Three ADUs We Get Asked For

The parent cottage.

A single-level unit thirty feet from the back porch: no stairs, wide doorways, a real kitchen. Close enough for Sunday dinner, separate enough for dignity on both sides.

The income unit.

A one-bedroom near the Fayetteville employment pull. Permitted, metered sensibly, and rented within weeks of the certificate of occupancy in this market.

The garage that grows up.

An underused two-car garage becomes a studio or one-bedroom with the driveway already in place. Usually the fastest and cheapest path to a legal second dwelling on a lot.

If you are weighing an ADU against moving or against an addition, bring us the question early. Sometimes the honest answer is an addition, sometimes it is the cottage, and occasionally it is neither. A one-hour walkthrough of the property with someone who builds all three is the cheapest clarity you will find anywhere in this decision.

ADU Construction Questions, Answered

Are ADUs legal on my property?

It depends on your zoning district and jurisdiction. Lumberton, Fayetteville, and the surrounding counties each set their own ADU rules on size, setbacks, and parking. We verify what your specific parcel allows as the first step, before design money gets spent.

How long does an ADU take to build?

A garage conversion typically runs six to ten weeks. A detached cottage runs four to six months including permits and utility work. Weather and inspection scheduling move that some, and we build honest buffer into the timeline.

Can I rent out an ADU?

In most local jurisdictions, yes, long-term rental of a permitted ADU is allowed, and demand near Fort Liberty keeps units filled. Short-term rental rules are stricter and vary. We flag the rules for your parcel during planning. Call (910) 785-9253 to talk through your situation.

Does an ADU need its own utilities?

It needs its own service capacity, but not always separate meters. Many ADUs run on a subpanel from the main house and a shared water tap with a dedicated shutoff. Septic properties need a capacity evaluation. We scope this early because it drives real cost.

What does an ADU cost to build?

A conversion of existing space costs a fraction of a detached new build. After we see the property you get a written proposal with the utility work, permits, and finish level spelled out. The consultation is free and tells you whether the numbers make sense for your goal.

Can my parents live in an ADU full time?

That is the most common reason we build them. A permitted ADU is a full legal dwelling: real kitchen, full bath, heating and cooling, and its own address in most jurisdictions. Independence next door, without the facility costs.

What is the smallest ADU worth building?

Below roughly 400 square feet the fixed costs of kitchen, bath, and utilities stop shrinking while the livability keeps falling. Most of our units land between 500 and 800 square feet, which rents well and lives comfortably for one or two people.

Will an ADU raise my property taxes?

The added value gets assessed like any improvement, so yes, expect an adjustment. For rental units the income typically outruns the tax change many times over, and for family housing it is still far cheaper than assisted living or a second mortgage. We lay out the whole cost picture at planning so nothing surprises you.

Why ADUs Pencil Out Here

Housing around Fayetteville and Fort Liberty stays tight, rents hold, and family land is something people in this region actually have. That combination makes a permitted ADU one of the few construction projects that can literally pay its own mortgage, whether the tenant is a soldier, a traveling nurse, or your own mother.

The word permitted is doing the work in that sentence. An unpermitted unit cannot be legally rented, complicates your insurance, and becomes a disclosure problem at sale. We build units that survive scrutiny because they were legal from the first inspection.
