Water almost never comes through the roof where it shows up on the ceiling. It enters at a flashing gap, a nail pop, or a cracked boot, travels along the decking, and drips a room away. That is why a repair based on where the stain is usually fails, and why a repair based on where the water enters holds.

Repairs We Handle

  • Leak diagnosis and repair. Attic-side moisture tracing, deck inspection, and repair at the entry point. You get photos of what we found and what we fixed.
  • Storm damage repair. Wind-lifted shingles, hail impact, and tree-strike damage repaired to pre-storm condition or better. If the damage justifies a claim, our insurance roofing process handles the documentation.
  • Flashing repair and replacement. Chimneys, valleys, sidewalls, and skylights. Flashing is where most roofs actually fail, and where most cheap repairs are just caulk with a short life expectancy.
  • Pipe boot and penetration sealing. Cracked rubber boots are the single most common leak source we find. A proper boot replacement is fast, cheap, and permanent, which is why we would rather do that than sell you a roof.
  • Decking and fascia repair. Soft decking, rotted fascia, and gutter-line damage cut out and replaced, not covered over.
  • Emergency tarping. When a storm opens the roof, we stabilize first and repair on a schedule, protecting the interior while the insurance process runs.

Repair or Replace? A Straight Answer

If your roof has one problem area and years of life left, we repair it and leave you alone. If the shingles are at end of life and the repairs will keep chasing each other, we say that too, with photos, and you can compare against our roof replacement scope.

Three Roofs We Repaired This Season

The pipe boot leak.

A ceiling stain that had the homeowner braced for a full replacement traced to a cracked rubber boot. Replaced in an hour, sealed, photographed, done for a few hundred dollars.

The wind-lifted slope.

One storm-facing slope with creased and missing tabs, the rest of the roof healthy. Slope repaired to match, documentation provided in case a future claim needs the history.

The chimney that always leaked.

Three previous contractors, three tubes of caulk. The actual fix was step flashing woven into the shingles and a proper counterflashing cut into the mortar joint. It has not leaked since, because flashing is the fix and caulk is a bet.

How do I know if my roof needs repair or replacement?

Age and extent. Localized damage on a roof with life left repairs well. Widespread granule loss, brittle shingles, or repeated leaks in different spots mean the roof is telling you something. We inspect, photograph, and give you the honest math on both paths.

What does a roof repair cost?

Most single-issue repairs, like a boot replacement or a flashing fix, are modest jobs we can price after photos or a quick inspection. Storm damage repairs vary with scope. Every repair gets a written price before work starts.

Can you match my existing shingles?

Usually close enough that nobody but you will know, using the same manufacturer lines where possible. On older discontinued shingles we match profile and blend color, and we tell you up front how close it will get.

Should I file an insurance claim for roof damage?

How fast can you get to a leaking roof?

Active leaks get priority. In most of our service area we can tarp or stabilize within a day or two of the call, then complete the permanent repair once materials and weather line up.

Why is there a water stain but no leak I can find?

Intermittent leaks ride specific conditions: wind from one direction, long soaking rains, or attic condensation that mimics a leak entirely. We inspect the attic side, check the suspect details above the stain path, and identify which scenario you actually have before anything gets sealed.

Is a roof repair worth it on an older roof?

If the surrounding shingles still flex and hold granules, yes, a proper repair buys years. If the field is brittle, repairs stop holding because the material around them keeps failing. We put hands on the shingles and tell you which side of that line your roof is on, with photos.

Do you repair metal roofs too?

Yes. Fastener back-out, seam issues, rust spots, and flashing details on residential metal roofs are all repairable, and metal usually rewards repair since the panels themselves outlast everything around them. We will tell you honestly if your metal roof needs a screw-down refresh or just a few targeted fixes.
